Work completes on 104,800 sq ft Oldham industrial

Marshall CPD’s speculative warehouse units are now ready for immediate occupation at Broadway Business Park in Chadderton.

The developer has reached practical completion on its project to deliver 104,800 sq ft of industrial space in Oldham.

Known as Cobalt 2, the scheme is made up of two warehouse units measuring 61,500 sq ft and 43,300 sq ft respectively.

Each facility provides a mix of warehouse and office space across two floors. The larger facility features 3,000 sq ft of offices, while the smaller unit offers 2,500 sq ft of workspace.

In total, there are 119 car parking spaces, including electric vehicle charging bays.

In terms of sustainability, the development has been awarded a BREEAM ‘Very Good’ rating.

Davies Harrison Real Estate and Savills are the appointed agents for the scheme.

The appointed agents said: “This is a unique scheme not only because of the exceptional level of accommodation provided but also because there is nothing of this magnitude available in the area.

“It also offers a very rare opportunity for an investor or owner occupier to purchase a large warehouse building, which particularly of this high quality, is very hard to come by.”
