Wain Homes set for Mossley nod

Tameside Council will consider the developer’s reserved matters application for 175 homes close to Hollins School, with approval recommended.

The land is to the west of Huddersfield Road, between the Hey Farm estate and the secondary school.

Outline consent was secured in July 2024 for the 32-acre site, which is allocated for housing.

Wain, which is working with Emery Planning and MCK Associates, is putting forward a market housing mix of 54 three-bed homes, 61 four-beds, and 34 five-beds. The 26 affordable homes will break down as 18 three-beds and eight four-beds.

More than 200 objections have been lodged ahead of the meeting, with three councillors and Mossley Town Council also weighing in against the plans. Much of the opposition is based around over-development and use of open space.

No statutory consultees are opposed.

The officer report sums up: “The proposal would deliver a high-quality residential development that responds positively to its surroundings through a well-considered layout, attractive architectural design and a comprehensive landscaping strategy.

“The scheme incorporates a varied street scene, strong landscape structure and generous areas of green infrastructure that will assist in creating a distinctive sense of place, whilst also providing ecological benefits and important habitat connectivity across the site.”

Tameside’s speakers’ panel planning meeting convenes on 22 July. The Wain Homes planning portal reference is 26/00004/REM.
