Urban Splash submits Wirral Waters plans
Working with Peel L&P, the developer has moved forward with proposals for a £55m modular housing scheme at Wirral Waters.
The joint venture will build 347 houses at the site using four different Urban Splash modular products – House, Mansion House, Villa, and Fab House. Each of these has the potential to be customised by purchasers before being created in a factory and delivered to site.
The company has already delivered its modular concept at sites in Birmingham, Salford, Manchester, and North Shields, and is currently planning its fifth site in Manchester’s New Islington this year. Other sites in the pipeline include Milton Keynes and Walsall.
Urban Splash secured £2.5m in March this year from the Government’s Housing Infrastructure Fund for enabling works for the site.
Richard Mawdsley, director of development at Peel L&P, said: “We have entered into a joint venture with Urban Splash to deliver this project because it is unique in that it will bring the very latest in modular housing design and innovation to Wirral Waters.
“If approved, our Urban Splash development will not only tackle the housing crisis and take the pressure off our greenbelts but it will transform the site into a highly contemporary, internationally recognised waterside residential quarter for families, individuals and couples wanting to make Wirral Waters their home.”
Simon Humphreys of Urban Splash added: “This new residential quarter is an exciting transformation for Merseyside and we’re delighted to be contributing to this emerging neighbourhood, bringing a wide choice of modern, innovative new homes for people to live in. We look forward to working through the planning stage and commencing with the development of these unique modular homes.”
The deal is the second housing scheme to move forward at the site following the approval of Wirral Waters One in December last year; this features 500 homes and is worth around £90m.

Streetcar network? Well… expand the heritage tram from Woodside/Hamilton Sq. to Wirral Waters and maybe it’ll join up. Birkenhead/Liverpool were first in the country with their old tram networks. Wirral could pilot a project for LCR to join up our Merseyrail metro system to areas of economic and community growth.

Roscoe – that’s exactly what the Streetcar proposal is: an expansion of the heritage tram to form a loop around The Float and past the town centre. The ambition is for this to be integrated ticket-wise with the Merseyrail network. Very exciting stuff!
