Trio sign for 35,000 sq ft at Bridgewater Point
The 130,000 sq ft urban logistics park in Trafford will host a clothing supplier, a stock redistributor, and an international communications firm.
Bridgewater Point is a joint venture between developer Chancerygate and real estate private equity firm Northwood Urban Logistics.
Streetwear brand Unik Clothing and stock clearance specialists Trade Outlet have signed five-year leases.
Unik Clothing has taken 8,800 sq ft, while Trade Outlet has signed for another 13,600 sq ft.
An unnamed “leading international tech communications firm” has also signed for 12,600 sq ft, according to Chancerygate.
Bridgewater Point is now more than 30% let after these deals were completed over October and November, with headline rents of £18/sq ft.
The wider Bridgewater Point development was completed in April and has an EPC A and BREEAM Very Good rating.
The 5.5-acre site offers 16 units built from “high-performance materials designed to reduce emissions”, according to the developers.
Bridgewater Point offers units ranging in size from 5,100 sq ft to 13,600 sq ft. A single unit could also be combined to take its floorspace up to 44,700 sq ft.
Each unit will also be provided with electric vehicle charging points.
Solar cells on the shed’s roof can provide up to 35% of each unit’s energy needs.
Andy Farrer, development manager at Chancerygate, said: “Securing another three occupiers is a testament to high levels of interest guaranteed by interest in the units at the scheme.
“There remains significant demand for strategically located sustainable urban logistics accommodation in the Greater Manchester area. Our development at Trafford Park is well-placed to satisfy this demand.”
He added: “We continue to see substantial interest in the available spaces at Bridgewater Point. Any interested parties should get in touch immediately to learn more about the remaining units.”
The three new occupants will join Fortus Group who relocated to Trafford from Salford Quays with a 10-year lease on a 6,000 sq ft unit at the start of July.
JLL, Davies Harrison, and DTRE are the joint letting agents on the scheme.
