The Hut Group advances King Street Townhouse refurb

The e-commerce firm wants to extend the four-star hotel in Manchester by converting a 9,800 sq ft former champagne bar and restaurant on Booth Street into a gym and spa, after lodging plans to refurbish the Great John Street Hotel in May.

King Street Townhouse comprises 40 bedrooms and occupies 8-10 Booth Street. Under the latest plans submitted to Manchester City Council, the hotel would be connected to the proposed gym and spa at 2-4 Booth Street through the basement. 

The members-only spa would occupy the basement, formerly Lily’s Bar, and the gym would be situated on the ground floor, previously home to a restaurant called 1761. 

The gym would be accessed through the main doors of the former restaurant, while the spa would be accessed through the basement from King Street Townhouse or the entrance to Massey Chambers, the building between the hotel and the proposed gym and spa, according to planning documents. 

Last May, The Hut Group purchased boutique hotel operator Eclectic Hotels Group, including two of its assets, the King Street Townhouse and Great John Street Hotel, which together have 70 bedrooms. 

The Hut Group said at the time it planned to spend £10m renovating the two boutique hotels. 

In May this year, the firm submitted plans to add an extension and upgrade bedrooms at Great John Street Hotel. 

The project team for both schemes includes Euan Kellie Property Solutions as the planning consultant and EPR Architects as the architect. 

Gardiner & Theobald is quantity surveyor and principal designer, Heritage Architecture is the heritage consultant, and WSP is the services and structural engineer.
