STOK inks largest letting to date

OCU Group has signed a five-year lease on 6,300 sq ft on the top floor of the Stockport office building.

The firm has taken space in Tandem Investments’ 60,000 sq ft STOK, building on its existing presence in the town on Greek Street. 

Utilities and energy contractor OCU Group will join Valloop, Brennan Consult, Stockport Accountancy Services, Biffa, Toxic Fox, VALID8 IP, GROFU, and Ctrl-S.

Starbucks has now also signed up for space within the building, taking 2,200 sq ft on the ground floor on a 15-year lease.

The OCU deal is the largest to date at Stok since the scheme – formerly and M&S – completed in 2022.

The flurry of deals follows additional internal work to break up the floorplates into smaller suites.

Of the 470 desks that were speculatively developed as part of the Grade A plus refurbishment last year 224 have now been let, with a further 36 under offer. OCU Group will occupy 84.

Nice one but any idea on rent? Would be useful to understand comparisons against the likes of Altrincham, where foundations seems to be smashing it. Although the yields are still hurting valuation I assume.
