Sourced cracks on with pair of delayed Liverpool schemes 

Almost 1,000 homes in the Vauxhall area of the city are being brought forward by the developer, including on the site of the £100m Bevington Bush project. 

Sourced Developments and Newry Construction are on site delivering 612 apartments at the Bevington Bush site off Gardner’s Row, having acquired the plot earlier this year. 

Bevington Developments, headed up by Romal Capital’s Greg Malouf, won approval for a 1,000-home student scheme on the site in 2015. These plans were later superseded by proposals for 614 apartments. 

However, work did not start on site until Sourced acquired the plot earlier this year and renamed the scheme Westminster Park. 

Nearby, Sourced is also eyeing a start for its £65m Grosvenor Square project, which was granted planning approval earlier this year.

The development will feature 310 apartments across four, nine-storey buildings and is to be delivered by Sourced’s in-house construction division.

In 2020, Caro Developments won consent for a 452-apartment project on the same site.

However, Sourced Developments then acquired the site the following month and embarked on a redesign of the approved plans. 

It is hoped the two Vauxhall schemes will “regenerate a key city centre thoroughfare”, according to Sourced. 

Sourced Development Group plans to complete 1,600 homes across the North West over the next three years and is also on site in Salford, delivering 525 homes at its Regent Plaza project.

No complaints here, these are long overdue projects and as your article implies could kick-start regeneration along Leeds Street and expand the city centre with buildings of an appropriate height. Scotland Road once had fine multi-storey Bauhaus style flats which were thoughtlessly demolished and the whole area could be transformed up past the new tunnel with a mix of town-housing and multi-storey flats.

This is great news, and hopefully will encourage more developers to bring this part of town back to life and become an integrated part of the city Centre. Can someone PLEASE find the Infinity site and build more towers.

We need more affordable bungalow’s for the elderly and Liverpool office’s for more good jobs not fancy apartments

@Mary Wooley, unfortunately bungalows take up too much land for the accommodation they provide especially in city centres. Apartment blocks are the bungalows in the sky for the younger generations. Bungalows are best suited where the land is cheaper and greener

Good to see some schemes getting going.

Agree with Mary that Liverpool needs more Grade A office space. However, I disagree with the need for bungalows – at least within the city centre – these should be on the outskirts of any centre. I also think there is a lot more scope for more apartments; these increase density and given their proximity to city centres are actually good for the environment (also in economic models, generally greater density/more people = more skills = greater productivity).

@Mary, so much more affordable and cost-effective if you stack the bungalows on top of each other , say 15-20 floors high, with a concierge and lifts.

Hi Mary, in my experience most ‘fancy’ apartments are for young people just trying to make a start in life. So if you are writing from the luxury of your own home – then lucky you, but bungalows are neither appropriate or affordable for a city.

And they have balconies which in Liverpool it’s a good this due to the splendid views .
Oh we are blessed to live in a city that overlooks the Welsh mountains and the sea , the sunsets are amazing .

There are 60 acres of land in this area between Leeds street and the Kingsway tunnel with derelict warehouses, brown land and one of two building in actual use, if LCC had any imagination or drive they could have a huge regeneration development on parr with Liverpool Waters scheme here with apartments / offices / parks….

I live just off Kingsway, not sure about the Welsh mountains but on a clear day I can see Costco and MaccyD’s. For that reason alone I’d have a balcony.
