Second phase of New Bailey PRS approved
English Cities Fund, a joint venture between Muse Developments, Legal & General and the Homes & Communities Agency, has been granted reserved matters planning consent for a second block of flats for the private rented sector in Salford.
The 110,000 sq ft scheme will be situated on the banks of the River Irwell, next to ECf’s New Bailey development, which is just over the bridge from Spinningfields. Designed by AHR Architects, the building will be made up of 135 flats and will sit alongside ECf’s first 90-apartment PRS scheme, which is currently on site and is being forward funded by Legal & General Capital.
Phil Mayall, development director at ECf, said: “We announced in June that we would be developing the first custom-built PRS scheme to be delivered in Greater Manchester. We are very pleased with the progress that we have achieved so far and are delighted to be announcing that we are planning a second PRS development at the site.
“We are currently in discussions with a potential funder for the scheme. We hope to be in a position to announce further details on this, as well as the name of the appointed contractor in the New Year, when we will also be introducing a new branding concept for the scheme.”
Work is expected to start on site on the new PRS scheme in early 2016.
In addition to the PRS developments, the wider New Bailey scheme will feature offices accommodation, cafes, bars and restaurants and an outdoor events space which is currently home to the Manchester ice rink.
A 143-bed Premier Inn and a 615-space NCP car park which are now complete and open to the public. The first office development, One New Bailey, is due for completion in May 2016.
Been wondering for a while what the groundworks activity was behind that New Bailey Premier Inn…it’s ECFs first 90-apartment PRS scheme. West bank of the Irwell looks like it’s going to fill up next couple of years. Busy times ahead…

The Salford bank of the Irwell is starting to look good. Really becoming part of the city centre now. Peel Park and the university precinct are looking great too. Well done Salford City Council.

My those flats are innovative…..no doubt drawing on the influence of the early Ellor Street council estate period of 66 /67 classic lines classic post modernity classic mundanity .Just goes to show there is a Soviet urban planner in us all.

The Irwell’s never been that blue…ever. Worked around here for years and it’s a sort of mudpack brown. Except when its angry and swollen picking up storm run-off from town and then it goes a grey-brown. Not seen those canoe people for years on there, either. Did they contract Irbola from it?
