Satellite Park £16m final phase approved

Developer Chancerygate is to build around 140,000 sq ft of industrial space at the complex in Oldham, comprising a further 14 units.

The developer won planning consent from Oldham Council for a second phase of Satellite Park, located off Junction 21 of the M60, after it completed the first phase, a 60,000 sq ft parcel distribution hub for logistics firm DPD in 2017.

The first phase also included the refurbishment of a 17,000 sq ft unit that was subsequently let to plumbing supplies business Williams & Co.

The second phase comprises 14 units ranging from 3,900 sq ft to 35,000 sq ft in size, with a total development value of £16.5m, according to Chancerygate.

Construction is expected to begin later this year. Chancerygate redesigned the original application to address what it described as the limited supply of high-quality small-to-medium-sized industrial units in North Manchester.

Mike Walker, development director and head of Chancerygate’s Warrington office, said: “This scheme…will meet demand from occupiers looking to serve Manchester city centre and the northern areas of the M60.”

He added: “Parcel delivery companies, online retailers and manufacturers are extremely busy in the current climate, and we anticipate this trend will extend into the long term.

“We will therefore monitor the market to assess when is the correct time to start development, and we hope will be later this year.”
