Saraco takes on 30,000 sq ft Bolton industrial

Millfield Estates has sold a three-acre site at Firwood Industrial Estate to the wet wipes manufacturer, where it plans to resurrect a warehouse that burned down four years ago.

Planning permission for a 30,000 sq ft logistics space on the site of the former Hutchinson Works was granted by Bolton Council in January 2022. At the time Millfield Estates was leading the development. Now, Saraco will take over the scheme after purchasing the land for £1m in a deal secured by agent Lamb & Swift.

Millfield Estates property director Paul Dobson referred to the sale as a “significant milestone in the redevelopment of the land”.

He continued: “This transaction reflects our desire to ensure the continued occupation of a vital site here in Bolton, facilitating strategic investment and supporting the local community’s economic growth.

“At Millfield Estates we believe that Saraco Industries’ vision aligns with the potential of this prime industrial space,” Dobson said.

“We extend our best wishes to Saraco Industries as it embarks on its journey to bring new life to this space, creating jobs and contributing to the flourishing industrial landscape in Bolton and the surrounding region”.

The approved plans for the warehouse off Thicketford Road were designed by Good and Tillotson. The facility would have two storeys with eight-metre eaves and four loading doors. There would also be 45 parking spaces. You can learn more about the application by searching reference number 11312/21 on Bolton Council’s planning portal.
