Salboy lodges plans for Worsley housing scheme
A five-acre site off Leigh Road east of Boothstown is earmarked for 26 three- and four-bedroom homes.
Salboy, which is also behind plans for the 76-storey mixed-use Viadux phase two in Manchester city centre, has submitted plans for the Worsley housing project having consulted on the scheme last year.
The majority of respondents to the consultation opposed the proposals, according to a summary of the feedback prepared by Counter Context.
Designed by Studio Power, the project comprises a mix of detached and semi-detached homes on a five-acre site allocated for redevelopment in the Places for Everyone joint plan. It forms part of a wider allocation that includes developer Peel’s plans for 295 homes.
Salboy’s plot incorporates the Alderwood bungalow on Leigh Road as well as the Booths Bank Farm site to the south. It is located close to RHS Garden Bridgewater.
Salboy’s plans include demolishing the derelict farm buildings on the site and constructing 26 homes ranging from 1,636 sq ft to 3,358 sq ft with front and year gardens and space for two cars each.
Euan Kellie Property Solutions is advising on planning. Re:form is the landscape architect. Artal, Novo, Renaissance, SKTP, Idom Merebrook, Urban Green, The Environment Partnership, and Tim Claxton Property are also advising.

Area already saturated with properties. If any, retirement apartments would be better, they would not encroach on the community and would not add to the traffic congestion which is already appalling, bumper to bumper in the rush hour.

No more development permissions we are already suffocating.

What are your plans for the already gridlocked traffic congestion at peak times during the day.
By Angela oneill
Sheer stupidity Leigh Road is already gridlocked most of the day this development will only add to the congestion.
I would also like someone to justify if possible the claim that 3 and 4 bedroom semi and detached homes can by any stretch of the imagination be described as being a part of the places for everyone scheme.
These are luxury homes pure and simple.

Hi Fred, Places for Everyone is a joint spatial strategy and sets out where homes of all types can be built. There is nothing in PfE that says larger homes cannot be built. Best wishes, Dan

Area gridlocked with traffic every morning and evening, no further developments should be allowed due to severe congestion at times it’s taking over an hour in the morning to travel a short journey through boothstown , please don’t add to this traffic by building new homes

Unnecessary development. Too many houses in this area. Infrastructure cannot cope. Leigh rd cannot cope. There should be no more development on leigh Rd.

Worsley is a car park already.
The proposed plans for another 700 houses in Worsley is dreadful.
The pollution on certain roads is above pollution levels. Worsley Road approaching the Worsley roundabout is the second polluted road in Salford.
Regent Road being the top of the list.

Traffic is already terrible at peak times!

I have already objected to the plans, a long time ago and can’t believe that they are approved. I am retired and some mornings the traffic is still cueing in Boothstown, not to mention the pollution.
By Boothstown resident
Hi Boothstown resident. The plans have not been approved they have been submitted to Salford City Council for determination. If you want to formally object now is the time to do it during the statutory consultation period. Best wishes, Dan

I wonder what traffic is like in the local area. It would be good if nearby residents could share their insights

Far to many houses and traffic in this area already, spoiling the landscape and increasing the already horrendous traffic congestion.
By Laraine
Everywhere in Greater Manchester is the same, we do not need more houses

Live how they concrete over swathes of greenbelt then label it places for everyone. They destroy acres of trees, bushes, plants and grassland but try to make it look like it’s good for the environment by putting in a bit of landscaping. They claim they are building transport terminals when in fact it’s just another bus stop. They are deaf, dumb and blind to the fact the roads surrounding their developments are already gridlocked ar rush hour and the major road junctions are already at over capacity

A few folks gunning for Places For Everyone here, when all it’s doing is making a simple judgment that says that if the GM population grows, and it piles a load more density into Salford and Manchester (occupied by 20 and 30 somethings), that’s eventually going to turn up into demand for ‘luxury’ 3-4 bedroom family housing.

Traffic is already a joke numerous work forces constantly on Leigh road already which the area cannot cope with. The council do not listen to the community and think of the revenue. Suppose it’s a case of if it doesn’t affect you don’t worry about it
