Salboy pivots back to housing in Worsley

Fresh plans for 76 homes off Leigh Road have been submitted after the developer toyed with the idea of turning the five-acre Booths Farm into padel courts.

Booths Farm Developments, a Salboy subsidiary, has lodged plans with Salford City Council to build 38 open market houses and 38 affordable apartments on land next to RHS Garden Bridgewater in Worsley.

Designed by Studio Power, the project comprises 24 four-bed houses, 14 three-bed houses, as well as 34 one-, two-, and three-bed apartments and four studios in a single block on land allocated for redevelopment in the Places for Everyone joint plan.

The scheme forms part of a wider allocation that includes developer Peel’s plans for 282 homes next door, which have ruffled feathers locally amid concerns about their impact on the highway network.

In January 2025, Salboy submitted plans for 26 high-end houses at Booths Farm but shelved the plans later than year in favour of a temporary padel complex featuring eight courts. That plan was also withdrawn.

Earlier this year, Salboy announced the launch of Everway Homes, a new vehicle targeting the suburban build-to-rent sector with a target of delivering 2,000 homes across the country by 2031. Meanwhile, the developer is moving towards a start on site for its 76-storey Viadux hotel and residential scheme in Manchester city centre.
