Liverpool PBSA asset up for grabs at £3.75m

Smithdown Court is being marketed for sale after its owner was placed into receivership.

Landwood Group has been appointed to market the 65-unit student scheme off Smithdown Road for sale with an asking price of £3.75m.

DAM Group UK Property (Smithdown Court) Limited, which owns the five-storey asset, was placed into receivership in August. The wider DAM Group entered liquidation in November 2025 with debts of £3m, including £1.8m to Cadogan Estates, according to Companies House filings.

While constructed in 2017 to house students, the building has most recently been used as short-term accommodation for people visiting Liverpool. In 2021, Liverpool City Council applied to use the building as accommodation for rough sleepers but the plans never progressed.

Marketing materials for the building state that there has been interest in the building from Serco, which operates accommodation for asylum seekers on behalf of the Home Office.

The property sits directly opposite the former Smithdown Lane Police Station site, which has been demolished to make way for Paddington South – a development being progressed by Liverpool City Council and the University of Liverpool as the next phase of the Knowledge Quarter.

The nine-acre masterplan includes a £111m University of Liverpool chemical sciences facility alongside commercial laboratories, research, and innovation facilities, improved green space and new walking and cycling connections.

James Ashworth, Partner at Landwood Group, said: “Smithdown Court is an interesting property because of its scale, its existing accommodation provision, and its location in one of Liverpool’s most significant areas for future investment.

“The building was purpose-built as student accommodation and has most recently been used for holiday and short-term lets, but its configuration gives it potential for a range of alternative uses, subject to the necessary consents.”

He added: “It is also in a location that is undergoing significant change, with major investment planned in the Knowledge Quarter and the next phase of Paddington South set to bring further research, education and commercial activity to the area.

“We expect the combination of the existing building and its strategic location to generate interest from a range of investors and operators.”

The deadline for bids is 5pm on Friday 11 December 2026.
