Relentless adds to growing list of Manchester projects with Reedham House buy
Gary Neville’s development company has acquired the regeneration opportunity from Property Alliance Group, tightening its grip on the St Mary’s Parsonage regeneration zone.
Relentless’s acquisition of Reedham House is the firm’s latest purchase in this part of Manchester, as it continues to build a pipeline of projects, buoyed by the success of No1 St Michael’s, which is complete and fully let.
Property Alliance Group secured planning approval for the redevelopment of Reedham House in 2023.
Designed by Jon Matthews Architects, the £55m scheme proposes the demolition of Reedham House and its replacement with a 52,000 sq ft, 14-storey new-build office block.
As well as the new-build element, the proposals include the heritage-led renovation of a historic carriage works into a modern workspace.
Anthony Kilbride, chief executive of Relentless Developments said: “Our acquisition of Reedham House is the next step in our vision to deliver transformative developments that reflect Manchester’s ambition.
“Reedham House is a site with enormous potential and we’re proud to be taking forward another scheme that will play a significant role in the sustainable regeneration of St Mary’s Parsonage.”
Alex Russell, chief executive of Property Alliance Group, said: “We were not actively marketing Reedham House but the deal came at a good time and allows us to focus funds and efforts into our [328,000 sq ft life sciences] project at Upper Brook Street.
“In selling to Relentless, we are confident the scheme is in good hands.”
Last month, Place North West revealed Relentless’s involvement in Investec’s Kendals project – the refurb of the House of Fraser department store into offices and the construction of a new-build 15-storey workspace block to the rear.
It is understood that Neville is also in talks to acquire Bruntwood SciTech’s Alberton, which has permission for another 200,000 sq ft of offices. Relentless also owns Cardinal House, which is located next door.

This is a really important purchase. Without Relentless taking significant control, there is a high chance most of these developments don’t get off the ground. It would be great to see some place making an significantly enhanced public realm to make this area of town a serious destination

Mayfield office in very close to major Piccadilly Station it will be hot spot because of Spinningfields office is bit far away from Piccadilly Station the free bus will be overcrowded coz it very small bus it seem no good for business people, The Mayfield office in Piccadilly is more comfortable than Spinningfields office. Mayfield office will be hot spot near the future.

Hopefully they will have a rethink and retain the beautiful Reedham House by incorporating it into a new office building structure the way they were able to do for Booth Street police station.

If you squint really carefully you can just make out the carriage works hidden by the monstrosity.

It would be interesting to see the plans for the public realm. Apart from treatment to the footpaths Parsonage gardens needs little intervention from designers, masterplanners and developers. The square between King Street West and Bridge Street could be redesigned into a welcoming piece of public space. Deansgate in front of Kendals needs major intervention, currently it’s a mess.
