Priory secures double letting in Liverpool

BPS Solicitors and Mellior Construction have signed for a combined 10,700 sq ft at 101 Old Hall Street, home of HM Passport Office.

Priory RE, which acquired the eight-storey office block from Palm Capital for £39m in 2022, now has 3,760 sq ft left to let within the 136,000 sq ft Liverpool building.

Both Mellior and BPS have signed for recently refurbished space on the fifth floor that was previously occupied by Diligenta.

Mellior – which picked up the stalled Fabric Village development in Liverpool last year- has signed for 4,200 sq ft on a five-year lease.

BPS Solicitors has relocated to 101 Old Hall Street from Bootle, signing a six-year deal on 6,500 sq ft.

The firms join HM Passport Office and the UK’s Visas & Immigration Department occupy 84,500 sq ft of the Liverpool building, accounting for 64% of the total floor space.

A spokesperson for Priory said: “We are very proud of this property in our portfolio.  At all times we are aiming to achieve the highest possible ESG with our investments and we are absolutely delighted that this worked out so well with the recently refurbished fifth floor.

“We are convinced that all existing and future tenants will enjoy working in this space.”

CBRE led the refurbishment and advised Priory on the deals.

BPS and Mellior were unrepresented.

Alistair Davies, director at BPS Solicitors, added: “Due to the firm’s recent growth, we are delighted to relocate to our new premises at 101 Old Street.

“Not only will this space offer us a brighter, open-plan workspace with excellent amenities nearby, it also gives us the opportunity for further expansion and we believe being in the heart of the business district will promote that.”

Having undertaken the the fit out for Mellior and the Cat A refurbishment to the 5th Floor common area and floor plate along with the new Reception area and new cycle facilities.
