Preston brickworks eyes phase two start
The second phase of the redevelopment of a former brickworks in Preston is expected to start on site this year, including 114,000 sq ft of retail and commercial space.
Landowner BXB Cottam Properties has submitted a hybrid application detailing the latest proposals for the mixed-use brownfield project. The first phase, which has been sold to housebuilder Lane End, has consent for 114 homes and work began on site last year. Lane End is delivering the first phase with Jigsaw Housing Association, Homes England, and Preston City Council.
The former brickworks lies two miles outside Preston city centre and is near the Lancaster Canal.
The second phase includes the construction of a 17,800 sq ft supermarket to be occupied by Aldi as anchor tenant under a pre-let signed last week. Full planning consent has been sought for this element of the scheme, as well as associated car parking, servicing, access and landscaping.
Outline planning consent has been sought for the construction of 114,000 sq ft of retail and commercial space, 89 homes and related landscaping, car parking, servicing and open space.
The developer, a joint venture between Cottam Hall Properties and BXB Land Solutions, also proposes new access points for the commercial elements of the scheme from Tom Benson Way and Cottam Avenue, and separate access to the proposed residential area. There are also plans for a health centre at the site.
The planning application is expected to be decided by Preston City Council by April. A previous application for remedial work on site has already been approved and these works will commence in the second quarter of the year, according to the developer. It is not yet known if or when the second phase will be sold.
The project team includes Nexus Planning and the Harris Partnership as architects. CBRE is marketing the residential component of the scheme and JECCOR and Avison Young are agents for the commercial element.
Gary Goodman, director of BXB Cottam Hall Properties, said last week: “Our proposed mixture of commercial, retail, community and residential development will regenerate this site bringing it back into productive use and provide much needed facilities to the people of Cottam.”
Cottam Hall Brickworks was given outline consent for retail and housing development by Preston Council in 2012, including a 47,000 sq ft supermarket, close to 200 homes and a business park of 45,000 sq ft.
In 2015, the scheme was resubmitted by planner De Pol Associates, including retail outlets, a pub, a restaurant, a petrol filling station and a crèche. The development as proposed then totalled 100,000 sq ft.
