Plans in for Broughton housing
London-based residential developer Charles Church has submitted proposals for 118 homes on a 12-acre site off D'Urton Lane in Preston.
The plans include a range of properties from starter homes to family-sized plots, and around 30% of the homes are scheduled to be affordable housing.
The site is currently used as a paddock and is in an area identified for residential use in the Central Lancashire core strategy.
The proposals submitted to Preston City Council also include landscaping and public open space, including ponds, trees and hedgerows.
Planning consultancy PWA Planning advised Charles Church on the application.
As part of the planning and design process a public consultation exercise has already begun locally with 2,000 leaflets sent out to addresses in the area.
The responses to the consultation were examined in detail and PWA said that as a result the planning layout and the number of homes being proposed on the site have "been altered significantly" by the development team.
Paul Walton, director of PWA Planning, said: "A thorough pre-application process was conducted, which included multiple meetings with Preston City Council regarding the principle of development and the proposals. Meetings have also been held with Lancashire County Council to create a safe and attractive new access arrangement into the site.
"The plans we are drawing up offer, we feel, a suitably scaled development to the north of Preston to deliver much-needed homes in a sustainable, sympathetic and well-thought out manner."
