Oryx and Pembury seek consent for Tameside industrial
Following the January purchase of a former abattoir site in Ashton-under-Lyne, the partners have lodged plans for 139,000 sq ft across five units ranging from 9.300 sq ft to 54,000 sq ft.
The site acquired is the former Pilgrim’s UK abattoir plot off Bow Street, which comes to around 6.7 acres. Along with the buildings to be brought forward, there is a 2.14-acre open storage site available separately, on a leasehold or freehold basis.
Oryx Real Estate Partners exchanged contracts on the site early this year, and is working with industrial specialist Pembury Real Estate on the scheme.
Place understands that a demolition programme for the site’s buildings has now been set in motion, and that the partners aim to be on site this year, aiming for completion in Q3 or Q4 of 2027.
Chroma Planning & Design and architect Kuhlhaus are leading a project team that also features TRC, Steer, Burrows Graham, Crossfield Consulting, Mood Landscape, Knight Webb Sustainability, Turley, and CPWP.
Chroma’s planning statement said that the project will bring forward 138,750 sq ft of modern industrial space, with BREEAM Excellent and EPC A status the aim.

The site became vacant in July 2023, having been in use as an abattoir for 70 years. Issues touched on in pre-application discussions included impact on the character and setting of Furnace Street, and building heights.
Following talks, the project team have moved the buildings slightly further from the southern boundary, and reduced the tallest building by 2m, and the next two tallest by 1m each.
As set out in Chroma’s statement, the plan is for buildings of 9,300 sq ft; 10,000 sq ft; 29,000 sq ft; 36,500 sq ft; and 54,000 sq ft.
According to planning documents, 132 car parking spaces are proposed, along with 50 bike spaces.
The applicant is a development vehicle named OREP Fund Propco 1. The plans can be viewed on Tameside’s planning portal, reference 26/00249/FUL.
