Oldham to mull Shaw residential proposals
The 1m sq ft Shaw National Distribution Centre could be redeveloped into 400 homes under plans from landlord Estuary Park Property Holdings that are recommended for approval by the council.
An outline application for the transformation of the 30-acre Oldham site into a residential development was lodged last November and is due to be debated on Thursday.
Estuary Park’s proposals include the construction of up to 400 homes on the site, as well as the creation of 7.5 acres of open space for the community.
In addition, the River Beal is to be de-culverted as part of the project.
Estuary Park opted to repurpose the Linney Lane site after two key tenants decided to relocate.
Online retailer the Very Group moved its Greater Manchester operations to an 850,000 sq ft unit in the East Midlands last year, and courier firm Yodel has also announced plans to relocate within the next five years.
Shaw National Distribution Centre was opened by retail and football betting company Littlewoods in 1979, and is made up of five buildings, three of which are converted cotton mills.
The remaining two are purpose-built modern warehouse distribution facilities.
All of the existing buildings would be demolished if Estuary Park’s plans are approved.
A masterplan for the site has been created by a project team including CBRE as the planning consultant and Urban Green as the urban designer, landscape planner and landscape architect.
Integra Consulting, I-Transport, Ensafe, Orion Heritage, Rachel Hacking Ecology and Lexington Communications are also on the project team.
