Northwood secures 27,000 sq ft lettings at Mersey Reach

Applied Medical UK and REPI have taken 18,700 sq ft and 9,000 sq ft, respectively, at the Liverpool industrial park.

Mersey Reach is located off Dunnings Bridge Road in Aintree and is owned by Northwood Urban Logistics. With the two latest leases, only two units – both around 4,000 sq ft – are currently available at the park.

Applied Medical UK, part of the medical device industry, signed a 10-year lease for three spots at Mersey Reach: units 7C, 8A, and 8B. The deal was agreed between Mersey Reach agent JLL and Applied Medical’s agent Avison Young.

Plastic dye and additive manufacturer REPI, meanwhile, has agreed a five-year lease for unit 6D. That deal was conducted by Mersey Reach agent B8RE. REPI was unrepresented.

The industrial park was developed by Chancerygate and built by Triton Construction in 2022. Each of its buildings boast an EPC B rating, with low-air permeability built into their design as well as insulated cladding and roofing. There are also electric vehicle chargers on site.

Richard Johnson, director of UK industrial and logistics at JLL, said it was the quality of the units – as well as their location – that attracted Applied Medical to Mersey Reach.

“The high-specification new-build units and prime Liverpool location made them well-suited for their medical business, which is expanding and relocating from Knowsley,” he said.

Thomas Marriott, associate at B8RE, added that the market for industrial units was doing well.

“The two most recent lettings at Mersey Reach demonstrate the strong levels of occupier demand for multi-let industrial accommodation that we are still finding in the North West despite economic uncertainty,” Marriott said.

“As shown in our B8 Real Estate Market update on North West Industrial & Logistics, take up of new-build units under 15,000 sq ft, accounted for the majority of transactions in 2023 for new build units below 90,000 sq ft, for a second consecutive year (25 transactions or 51%).”
