Northstone fleshes out £57m Horwich plans after appeal success
Peel L&P’s housebuilding division has lodged detailed plans for 208 homes at a former golf club in Bolton.
Bolton Council refused Northstone outline planning permission for the redevelopment of Horwich Golf Club three times before the developer won through at appeal in August 2021.
The successful appeal saw Northstone obtain outline consent for up to 276 homes on the 34-acre site.
The reserved matters application, which follows a public consultation on the proposals, seeks permission for 208 homes, with 71 earmarked as affordable.
In addition, the £57m scheme will feature four acres of open space, which the developer says would provide a “significant improvement on the existing ecological value of the site”.
Jonathan England, development director at Northstone, said: “The feedback received throughout this ongoing process has helped us shape the plans for the site with the Horwich community in mind, whilst delivering much-needed affordable homes and publicly accessible green spaces.
“Our revised plans for Horwich Golf Club have been thoroughly designed with place-making at the core to deliver a sustainable and vibrant new community. We now look forward to continuing working with the council as they consider our application.”
Northstone is to provide around £641,000 towards local education provision as part of its planning obligations. NJL Planning is advising Northstone on the scheme.
Peel L&P acquired Horwich Golf Club in 2012.
