Nexus, Legacie pick up stalled £45m Salford resi

Yu Group Developments  is out of the picture, now that the two Liverpool developers have acquired its 140-flat West One project off Eccles New Road for an undisclosed sum.

Nexus Residential and Legacie Developments have partnered together to deliver West One, a project that received planning approval from Salford City Council in 2019.

The £45m GDV scheme, designed by Keith Davidson Partnership, called for the building of 12 studios, 47 one-bed, 73 two-bed, and six three-bed flats as well as two two-bed duplexes. The proposals also featured a five-storey, 12,200 sq ft office block.

Legacie will double as the main contractor for West One, with work set to begin on site next year. A tentative completion date has been set for 2027.

Both Legacie and Nexus said they were looking forward to working in Salford.

“We are excited to be working in Salford again and the acquisition of West One follows our positive experience of working with the local planning authority,” said Legacie chief executive John Morley.

“There is a huge demand for quality residential and commercial space in the area and we look forward to being on-site.”

Nexus director Michael Gledhill agreed.

“We have had great experience so far developing in Salford, with Merchant’s Wharf recently completed and Embankment Exchange due to complete by the end of 2024,” he said.

“Nexus Residential and Legacie were keen to continue their work in the area, hence the acquisition of this development plot… We are really keen to get going and to continue to make a real impact in Salford.”

The two companies have recruited RWInvest to be the exclusive sales partner for the scheme.
