UK Land & Property picks up Greengate sites

Salford City Council is to enter into a development agreement with the company, which intends to create around 257 homes on a pair of plots. 

UK Land & Property, the developer behind Grainger’s Filaments on Chapel Street, has been appointed to redevelop the site of the former Waterloo pub, which has stood empty since 1984, and the King Street car park. 

There are several major residential projects under development at Greengate, an area that has seen rapid growth in the last few years following the adoption of a regeneration strategy in May 2018. 

Developers including Renaker, Select Property Group and Salboy are active in the area, although the aforementioned sites have remained untouched so far. 

Last summer, the council announced it was on the hunt for a private sector partner to redevelop the plots, which are “holding up” the wider regeneration of Greengate. 

Both sites were awarded brownfield housing funding by the Greater Manchester Combined Authority earlier this year. 

UK Land & Property will now prepare a housing scheme in accordance with the Greengate Regeneration Strategy, which earmarks the sites for a residential scheme of around 257 homes. 

Salford City Mayor Paul Dennett said: “Greengate is a major brownfield site that is developing into a vibrant new community right on the edge of the city centre, but it is a challenging area to develop because the land is owned by many different parties. 

“UK Land & Property has a successful track record of delivering high-quality housing-led development in similar urban locations and this agreement will help move towards realising the vision for Greengate through the redevelopment of these brownfield sites.”

  • Renaker’s 50-storey Colliers Yard – under construction 
  • Legacie’s Embankment Exchange – construction to recommence in 2022  
  • Salboy’s Fifty5ive – under construction 
  • Bradley Manor’s 104-home Copper Works – under construction
  • Embankment 100 and 101 offices – completed  
  • The 55-storey One Heritage Tower – plans approved  
  • Renaker’s Anaconda Cut – completed 2018 
  • Vita’s 356-home Embankment West – completed
