Beech Holdings has submitted plans to convert an office block in Stretford into 80 apartments, the latest in a flurry of office-to-residential projects put forward in the area.
Warwick House, on the corner of Warwick Road and Talbot Road is set to be converted from office space into 20 studio apartments, 50 one-bed apartments and 10 two-bed apartments.
The proposals have been put forward by planning and heritage consultants Paul Butler Associates on behalf of Beech Holdings under permitted development rights. According to the planner, all apartments will be positioned to maximise the use of existing windows and levels of daylight.
The new scheme will retain the Cafe Vito on the ground floor, as well as the brick built exterior.
A total of 29 car parking spaces will be provided at lower, ground and upper level, of which one will be allocated for use by the café, equating to 35% provision for residents. A bin store and secure cycle store accommodating 88 cycle spaces will be included at ground floor.
A separate application will be submitted to apply for planning permission to erect screening to create the bike and bin store enclosure.
In the evidence statement for the proposal concludes: “It is concluded that the proposal is suitable for conversion as permitted development with no potential impacts associated with the development in terms of transport and highways, contamination, flooding risks, or potential noise impacts from commercial premises.
Other office-to-residential conversions moving forward in the area include proposals from Cert Property to fit out Atherton House into 66 apartments.
Mandale secured a PDR consent for 81 apartments at Metropolitan House in August last year, while Beech Holdings is converting the landmark 100,000 sq ft West Point on Chester Road. MCR Property subsidiary Intro Developments submitted proposals for 174 flats in a new 15-storey building behind Trafford Plaza, where 90 flats were already planned, last March.
