Network Space completes Mere Grange construction

The third and final phase of Network Space’s Mere Grange industrial scheme in St Helens has been completed, and let to electrical manufacturer Ormazabal.

Ormazabal has taken the 20,000 sq ft warehouse on a 15-year lease. The deal means 75% of Mere Grange is now let or under offer.

Phase one was a £7m speculative scheme, which completed in July 2018. It is made up of 90,500 sq ft split across four self-contained units, ranging in size from 18,500 sq ft to 26,350 sq ft.

Phase two, a single 51,800 sq ft unit, completed in April this year. It is fully let to specialist laundry firm Synergy LMS on a 25-year lease. All phases together have created 162,300 sq ft and cost £13m.

Caddick Construction has acted as the main contractor across all three phases.

B8 Real Estate and CBRE are joint agents on the scheme, which was developed in association with Homes England, St Helens Council and Liverpool City Region Combined Regional Authority.

Simon Eaton, development manager at Network Space, said: “Mere Grange has been a great success for Network Space which is demonstrated by the high calibre of national and international tenants occupying the site across all three phases.

“We have beaten off strong competition in the region for the lettings, and to deliver a development of this scale in such a short period of time is testament to the team at Network Space and our partners.”
