Outline consent has been granted to Tritax Symmetry and NPL’s proposal for almost 1m sq ft of additional warehouse and distribution space at the Middlewich site.
In a joint venture called Magnitude Land, the two developers aim to add 867,000 sq ft of accommodation on land south of Cledford Lane, west of the proposed Middlewich Eastern Bypass in Cheshire.
The project is billed as phase three of the Ma6nitude scheme and would take the total consented space at the development to 1.5m sq ft. Cheshire East Council approved the latest application this week after it was recommended for approval. The scheme’s breakdown in terms of unit size will not be decided on until reserved matters stage.
Illustrative designs in planning documents show three buildings on the northern part of the site, above Sanderson Brook, and five buildings, including one significantly larger than the others, in the southern part.

Magnitude Land is advised by its project team including Avison Young as planning and environmental consultant, AEW Architects as designer, civils and infrastructure specialist SGI, and Eddisons as highways consultant.
Savills, B8RE and Legat Owen are joint agents for the scheme. Tritax Symmetry is the development arm of Tritax Big Box Reit.
At Ma5nitude, Tritax Symmetry is also building a facility for sweets maker Swizzels Matlow, the first 158,000 sq ft of which is due to complete this year, and a speculative 190,000 sq ft off Pochin Way.
