Landowning joint venture H20 Urban has tasked the consultancy with finding a buyer to deliver an 83-home and marina project on the River Weaver, consented in July.
H20 Urban is a partnership between developer Bloc and the Canal & River Trust. Outline permission was secured this summer for the 8.15-acre project. JLL is now inviting best and final bids by 27 January 2021.
The site is being marketed as offering more than 400 metres of river frontage close to Northwich town centre. South of Saxons Lane, the site is classed as brownfield but is still in active use by Weaver Marine as a boat maintenance and storage yard.
The proposed scheme would incorporate updated premises for Weaver Marine, along with a mix of apartments, terraces, semi-detached and detached houses, 25 of which are to be classed as affordable. Planning consultancies Avison Young and Urban Green worked on the outline application.
JLL’s materials for the sale process state that “the current owner believes there is a strong synergy between well-designed residential and boating operations, which result in value added to both elements and will positively support designs that maximise the site’s potential.
“However, the successful bidder will have the opportunity to take complete control of the whole site and develop residential and marina elements as desired or with third parties.”
Kieran McLaughlin, JLL’s head of residential land and development in the North, is heading the process.
