Downing nears end of Capital revamp

Downing is to embark on the final part of its £15m refurbishment of 390,000 sq ft office building The Capital in Liverpool.

The remaining 25,000 sq ft suite's back and side walls will be taken out and replaced with full width glazing providing panoramic views of the Mersey. Although the suite is located directly off the main Capital reception, on Level 0, the suite enjoys sixth storey views due to The Capital being built on a rise and above a car park. The suite is the last available space in The Capital.

John Clegg, head of property management at Downing, said: "This is the final piece in the refurbishment jigsaw for The Capital and the suite will certainly have the wow-factor as a result of the Grade A equivalent refurbishment and the stunning river views.

"We always knew the space had real potential, but in its previous form it wasn't fit for office use and felt somewhat isolated from the rest of the building. The suite's improved connectivity will change this and, along with the re-glazing work, will mirror the high quality office space that features as standard throughout the rest of The Capital – which provides some of the most efficient office space in the UK."

The CapitalDTZ and GVA are joint-agents for the 25,000 sq ft suite. Chris Lloyd, director at property agent DTZ, said: "The Capital has always been one of Liverpool's iconic office buildings, and the refurbished office space within has been completed to a Grade A standard. I would encourage occupiers to see for themselves the quality of the accommodation Downing provides."

Downing acquired the building in 2006. Two-thirds is let to the UK Border Agency.
