Multi-use future planned for Middleton Conservative Club

Kohinoor Banqueting has applied to Rochdale Council to change the use of the nearly 200-year-old derelict conservative club off Long Street into a 350-capacity wedding, community, and events venue.

An internal refurbishment, an external renovation, and a two-storey extension to the building are in the works to reset and expand the club, which was most recently used as a banquet hall.

Internal work would be done to create a wedding hall, with ancillary spaces, on each of the two floors.

The site would not just be used for weddings, but also for community events and other cultural occasions.

Plans detail a two-storey side extension, comprised of a reception and lobby, which would be added to improve accessibility and provide more circulation space during events.

The derelict Middleton Conservative Club initially closed in 2012, and its bowling green hasn’t been in use since. The green has become overgrown and would be paved into a 58-space car park.

A semi-circular entrance with a drop-off area would be installed on the building’s rear. A primary drop-off and pick-up area set back off the street in front of the club is also planned.

Architecture Unknown, the project’s designer, has promised the build would be a modern take on the styles of renowned local architect Edgar Wood, according to a planning statement.

Agent Inspire Planning and Design is the planning consultant for the application, and covered all matters.

The application can be viewed on Rochdale’s planning portal with the reference number 25/00577/FUL.

Which community is this intended to serve ?

Looks a decent quality scheme, but 58 parking spaces for a wedding hall in this location surrounded by main roads and parking restrictions is at best 50% of what’s needed. None of the guests will be getting the bus or cycling there, regardless of good intentions and active travel plans.
