M&G’s 110,000 sq ft Manchester refurb ready for occupation
Aviary is the result of a £12.5m redevelopment of 58 Mosley Street, which the investor acquired in 2022 for £50m.
Ask Real Estate has spearheaded the refurbishment of the 110,000 sq ft Manchester building, which the development manager claims has resulted in a 69% reduction in carbon emissions compared to a demo/rebuild scenario.
Aviary is net zero carbon in operation, on track to achieve a NABERS 5-star rating, BREEAM ‘Excellent’ certification, and has an EPC A rating, according to Ask.
As well as improving the building’s energy efficiency, several features have been added. These include a new Booth Street entrance, a communal roof terrace with a pavilion overlooking Manchester Town Hall, a gym with multi-purpose exercise studio, and a business lounge.
TSK carried out the £12.5m refurbishment. CBRE and Sixteen have been appointed to let the space.
Matt Shufflebottom, director at CBRE, said; “To have more than 100,000 sq ft of Grade A space of this calibre landing in Manchester’s central business district is very welcome news for the supply-constrained office market.
“The attention to sustainability and tech within the building will appeal to occupiers seeking best-in-class space in the city centre.”
In a market of increasingly constrained Grade A supply, Aviary could be well-placed to be the landing spot for emerging requirements.
The scheme also benefits from completing ahead of other major refurb projects at the Rylands Building on Market Street and One Hardman Boulevard in Spinningfields, which are both on site.
Other recent large-scale refurbishments to have completed in Manchester include Credit Suisse Havelock on Bridgewater Street, which is yet to secure its first tenant.

There’s an awful lot of Grade A offices in Manchester. This does look like a nice refurb though. Should do well on Mosley st.
