Manchester Arndale’s new tenant deals total 10,000 sq ft

M&G Real Estate and Intu have completed a series of lettings at Manchester Arndale, including a 4,000 sq ft deal with burger restaurant Five Guys on a 15-year lease.

Other new occupiers include Kiko Milano, Lovisa, Nespresso, Baytree Interiors and Predator Nutrition.

Italian make-up and cosmetics brand Kiko Milano will occupy 600 sq ft on a 10-year lease, and fashion jewellery and hair accessories retailer, Lovisa, has signed to take a 600 sq ft store on a 10-year lease.

Coffee brand Nespresso will occupy a 2,000 sq ft pop-up.

Clothing retailer Superdry has refurbished its 15,000 sq ft Manchester Arndale store to bring the store in line with its outlets in Berlin and Brussels.

Other new names include two northern companies, Baytree Interiors and Predator Nutrition. Baytree is a furniture and home furnishings brand based in Harrogate, and has opened a 2,100 sq ft store, while Predator Nutrition, a bodybuilding supplements and sports nutrition retailer, has opened a 1,470 sq ft shop.

Kannika Mall, asset manager at M&G Real Estate, said: “Manchester Arndale continues to attract significant attention from national and international retailers, driving Manchester’s reputation as a leading global retail hub.

“International brands looking to expand and seeking their first store in the UK know that Manchester Arndale is a ‘must-trade’ location given its annual footfall of 40 million and the city’s growing consumer confidence.”

With the increasing demand for restaurant and café units, M&G Real Estate and Intu have recently committed £11m for the redevelopment of Halle Square, which will become Halle Place, a contemporary casual dining destination.

The retained agents at Manchester Arndale are JLL and Metis Real Estate Advisors.

The arndale centre is so grim. I shop there because I have to but I hate the experience. Really drags the city centre down too.

Its like the centre of gravity for grimness in the city centre; its laylines spreading eastwards along Market Street to Piccadilly Centre; north through Shudehill; south down Corporation Street; and west across to Blackfriars.

The rest of the city centre is lovely though.

retail surveyors will tell you its the best thing since sliced bread. Regeneration and development surveyors, planners, architects, urban designers, economists and the public will tell you the opposite.

M&G Real Estate and Intu should spend the money on splitting the Arndale up, or making a start at least. Why would you spend £11 million on creating a dining ‘destination’ in there! It’s a shame they don’t need planning consent for the internal alterations then the Council would have some leverage to force them to break it up, and remove the big blank townscapes towards the NQ and Shudehill and get rid of the grim walk at the back.

Not much chance of a dining destination with The Triangle so near by.

The ‘new’ side isn’t actually all that bad IMO. There’s so much that could be done by demolishing the Market Street side though…

The “new” side is every bit as bad as the old side as far as its effect on the city centre is concerned. I have relatives who live in cheshire and who visit the city centre from time to time but avoid the arndale centre because they find it oppressive, tiring and disorientating. They end up with less choice and a poorer experience and subsequently spend less in the city centre than they potentially would.
