Liverpool to sell land for 100,000 sq ft industrial scheme

Seybourne Estates has emerged as the preferred bidder for two plots totalling 6.4 acres at Stonebridge Business Park.

Liverpool City Council marketed the plots, along with two others, after deeming them surplus to requirements.

Subject to final approval of the deal, Seybourne plans to build around 100,000 sq ft of industrial space in units ranging from 10,000 sq ft to 40,000 sq ft, according to a cabinet report.

While Seybourne is in line to acquire two of the plots – located off Electric Avenue in Fazakerley – no viable bids in line with the city council’s expectations of best value were received for the other two plots.

The council’s cabinet will meet next week to approve the disposal of the land to Seybourne, which is not a stranger to the city region. The developer sold a completed shed and a development plot in Knowsley to EQT Exeter in 2021.

Seybourne has also delivered schemes in Runcorn and Widnes.

Seybourne’s acquisition of the land at Stonebridge Business Park comes more than a decade after the city council bought the land from the Homes and Communities Agency, now Homes England.

Liverpool did consider developing the plots out itself, however, it was deemed too risky, according to the council report.
