Liverpool to approve 200,000 sq ft Speke overhaul
AEW UK Core Property Fund’s HP Chemie Pelzer site close to Liverpool John Lennon Airport is to be redeveloped into a modern industrial facility.
Designed by SDA Architects, the scheme would see the former factory located on a 9.5-acre site off Speke Hall Avenue demolished and replaced with a 200,000 sq ft unit.
Approval for the demolition of the existing complex was granted in January 2022. The HP Chemie Pelzer site, previously used for the manufacture of car parts, has been vacant since 2019 when the company relocated to the West Midlands.
AEW UK plans to bring the site up to “recognised institutional standards”, according to planning documents.
The proposals, which feature around 19,000 sq ft of office space, would be around 50,000 sq ft larger than the existing facility.
Liverpool City Council’s planning committee will meet next week to discuss the proposals, which are recommended for approval.
