Liverpool HMRC office conversion moves forward
Graeme House, located close to Liverpool ONE, is to be transformed into 143 apartments by Mandale Homes.
M7 Real Estate, which purchased Graeme House for £8m from Downing in 2018, secured approval from Liverpool City Council to convert the 10-storey Liverpool office into apartments in 2021.
M7’s plans for the space include splitting the offices into 137 one-bedroom and six two-bedroom apartments.
Having been granted planning consent to convert Graeme House, the company then put the Derby Square building up for sale for £11m.
M7 confirmed to Place North West that it has recently sold the building to Mandale Homes, which specialises in office to resi conversions.
Mandale has now lodged fresh plans for external tweaks to the 87,000 sq ft office.
Mandale is also behind the recent redevelopments of Greenwood Business Centre in Salford and Regian House, another Liverpool office close to Graeme House.
ELG Planning and Elder Lester Architects are advising Mandale on Graeme House project.
The office building had been one of the Liverpool homes of HMRC, which moved into the India Buildings in 2021.
Apartments? the ground floor should be retail/leisure outlets. It is after all in the middle of a big city. Is the facade being updated, from the boring, bland, cheap 1970s look?

Curious that Mandale seem a capable company who have successfully converted Regian House and now look set to convert Graeme House, however their plans to rescue the dilapidated Bonded Tea Warehouse in the “precious” Ten Streets zone were met with all sorts of opposition and refused. Such is the strange behaviour of the Liverpool Planning department and councillors , as far as I can see nothing of any note has been developed in the Ten Streets even though the council big it up as if it was the next Shoreditch.
