Liverpool forges ahead with £217m Stonebridge Cross
A planning application for the 1,200-home Fazakerley scheme is to be submitted this summer, as the council also prepares to appoint a development partner.
A report to the council’s cabinet outlines a request for around £670,000 from the Liverpool City Region Combined Authority and Homes England to carry out pre-development work required to draw up an outline planning application for the 55-acre Stonebridge Cross site.
The application is due to be submitted before the end of August, while a development partner is to be appointed before the end of 2021, according to Liverpool City Council.
Elements of the £217m Stonebridge Cross, a mixed-use development off the East Lancs Road north-east of Liverpool, have already been delivered, including the expansion of nearby Stonebridge Cross Business Park, which saw the addition of 300,000 sq ft of industrial space.
Stonebridge Cross is the second-largest housing-led regeneration scheme in the city behind Festival Gardens, which could feature 1,500 homes once complete.

Vinci Construction is currently carrying out a two-year project to remediate the 23-acre gardens site and a planning application for the development is expected to be lodged in 2o23.
The scheme is being delivered by a joint venture between Liverpool-based developers Ion Developments and Midia. BDP and AHR are the architects on the project.
Cllr Barry Kushner, Liverpool City Council’s cabinet member for housing, said: “A lot of work has been undertaken to scope out the housing needs of Liverpool in recent years, and the potential developments next to Festival Gardens and at Stonebridge Cross underline the council’s ambition to make a positive difference in our housing market.”
Elsewhere, the city council is seeking permission from its cabinet to enter into a contract with Birkenhead-based developer Lovell Partnerships to fund and develop 105 affordable homes in Yew Tree, an agreement which could trigger a start on site this month.
A total of 74 homes at the Denford Road scheme are to be managed by the city council and will be available for a variety of affordable tenures.
The homes will be ready by January 2023, according to the council
The homes are to be the first to be directly managed by the council since it overhauled its housing delivery model last July.
Last summer the council set up the Strategic Housing Delivery Team, a new housing delivery panel responsible for the delivery of council-owned housing, significantly scaling back the role of arm’s-length management organisation Liverpool Foundation Homes.
Designed by DK Architects, the Yew Tree project is being developed in partnership with housing association Riverside, which will manage the remaining 31 properties.
Construction of the homes could complete by 2023.
