Kellen, Great Places double Newton Heath housing ambitions
Earmarked for 340 homes under previous ownership, the former Riverpark Trading Estate in East Manchester could now be redeveloped into 777 residences under fresh plans from the developer and the housing association.
Kellen Homes and Great Places Housing Group have today unveiled plans to more than double the density of the redevelopment project. Realty Estates was granted permission for a 340-home scheme on the 18-acre former abattoir in 2015.
Kellen, which already has a substantial pipeline of homes in East Manchester, acquired the complex earlier this year, partnering up to deliver the homes – a mix of houses and apartments – with Great Places.
Overall, the proposals are for 183 homes and 594 apartments, including 214 affordable homes managed by Great Places.
A consultation on the plans begins at 10am today – www.newhomesforriverpark.co.uk
In order to achieve its desired density, Kellen is planning to deliver a clutch of taller buildings on the east of the start near Briscoe Lane. The tallest apartment building would stand at 19 storeys.
Euan Kellie Property Solutions is advising Kellen and Great Places on planning. Calderpeel and Corstorphine and Wright are the architects and Curtins is advising on highways.
Mark Calvert, land director at Kellen Homes said: “Kellen Homes is committed to working collaboratively with the community to ensure this development benefits local residents. This project will not only create much-needed affordable housing, it also revitalises a currently underutilised area.
“Our goal is to foster a vibrant, sustainable community where residents have access to green spaces, excellent transportation links, and high-quality homes. We look forward to welcoming local residents feedback on our proposals and supporting Manchester’s housing needs through this exciting project.”
Nick Gornall, director of development at Great Places, added: “Great Places is committed to creating vibrant, sustainable communities. We’re pleased to be working in partnership with Kellen Homes to transform this former brownfield site into a mix of high-quality family homes and apartments, including 214 affordable homes.
“This development will meet housing demand and enhance the local area with energy-efficient homes, green spaces, and improved infrastructure. We encourage local residents to share their feedback during the consultation period. Their input will be invaluable in helping us to shape a community that reflects their needs and aspirations.”

Thoughtful that as places like New Cross, Ancoats and Piccadilly East get built out it was hard to understand what the benchmark for density was going to be for the next ring out, maybe this is it.

Did they mention ‘vibrant, sustainable communities’ enough times?

Great Places are a social housing provider so I’d hope they have the confidence to tell MCC where to go if they’re ‘encouraged’ to remove any balconies during pre-application discussions. Private outdoor space is a basic amenity, even more so if you live in a flat.
