Indurent plans 200,000 sq ft Knowsley logistics hub

The developer has applied to Knowsley Council to add industrial floorspace to Knowsley Business Park, which is already the city region’s largest, with over 800 tenants.

Indurent’s application is for the development of 197,900 sq ft of industrial and logistics floorspace across two units on a plot adjacent to its existing site.

UMC Architects has designed the scheme. The larger unit would span 128,800 sq ft, while the smaller would cover 69,000 sq ft.

Existing structures on the site will need to be demolished before any building can begin.

According to planning consultant Savills, the scheme could generate a GDV of £22.7m for the local area, with around 340 jobs created.

Indurent proposes that the sheds would be designed for flexible use, allowing for a range of suitable operators. The developer is also targeting a BREEAM Excellent and EPC A rating.

Access improvements would be made to the main route into the 11-acre site via Alchemy Way.

Knowsley Business Park, the largest such facility in the Liverpool city region, is home to more than 800 businesses, including Amazon and QVC.

The project team working on the application includes SWECO, Logika Group, MBA, Fusion21, SK Environmental Solutions, and Lowther Forestry Group.
