Housing proposed for Tameside bleach works site
Emery Planning has submitted an application for 116 homes in Droylsden, Tameside, in a scheme that will feature 66 apartments and 50 three-storey townhouses at the junction of Edge Lane and Fairfield Road.
The site, which also fronts the Ashton Canal at its north-eastern edge, lies close to Tameside’s boundary with Manchester City Council at Ashton Old Road and is a neighbour to light industrial units and a pub.
It formerly housed a bleach works and is allocated as employment land, although it has long lain empty, largely due to what Emery describes as “abnormal remediation costs”.
The site was granted a consent for apartments and offices in 2006, but this was never implemented and the old industrial buildings were demolished soon after following fire and vandalism.
Emery believes that a five-year housing supply cannot be demonstrated for the borough, which would trump the desire for the site to be used for employment purposes, referring to a determination made by Tameside on a development at Carrfield Mills in Hyde last year, at which the council said it has an employment land supply of 19.4 years.
Potential employment space in Tameside includes up to 2m sq ft at Ashton Moss alone, Emery said. On top of this, the site is one of five brownfield ex-factory sites already identified as suitable for residential development by Tameside.
The application has been made on behalf of Droylsden Site Investments, a business registered in central Manchester.
The professional team includes NC Architecture, Redmore Environmental, LK Group, GeoSmart and PDA Acoustic Consultants, with Axis working as transport consultant.
