HBD fleshes out vision for £100m St John’s project 

As work on the developer’s 100,000 sq ft Island scheme begins, a planning application for an even bigger office on the edge of Spinningfields in Manchester is being worked up ahead of submission later this year. 

HBD acquired St John’s Centre on Quay Street from Manchester College operator LTE Group in August 2020 with the intention of demolishing the building and redeveloping the site into offices. 

The developer has kept details of its plans for the site under wraps until now, preferring to focus on other endeavours, namely obtaining planning approval for the aforementioned Island. 

Having been granted consent for the John Dalton Street project last September, HBD has now shared more details on its vision for the £100m St John’s project with Place North West. 

HBD told Place it intends to create a 16-storey building offering 200,000 sq ft of office space. 

The plans are being drawn up by Asteer Planning and EPR Architects, which is also leading the design of Bruntwood’s Alberton House redevelopment. 

The project team also features Curtins as structural engineer, Arcadis as project manager and QS, and Hoare Lea as sustainability and MEP consultant.
