Hall & Co to clean up bleach works with 32-home project

Next week, Rochdale Council’s planning committee will consider proposals outlining the development of more than four acres of brownfield land off Bury and Rochdale Old Road into a residential neighbourhood.

Hall & Co Developments wants to build a range of house types on the former Tack Lea Bleach Works site – three terraces, grouped in fours, would offer eight three-bed and four four-bed houses.

In addition, four pairs of semi-detached homes, two three-beds and six four-beds, will sit alongside six large detached five-bedroom houses.

A block containing six two-bed apartments would round off the project, sitting by its entrance off Bury and Rochdale Old Road, and bringing the total homes to 32.

Ollier Smurthwaite Architects has led on design, the application to Rochdale Council was submitted by Asteer Planning on Hall & Co Developments’ behalf.

Parking would be provided for 64 vehicles, two for each unit.

The Tack Lea Bleach Works were demolished in 2017 under a previous application which outlined the construction of 14 homes on the site, which have not come forward. The remaining buildings on site were subsequently cleared in 2020.

The project team includes Matrix Archaeology, Smith Grant, Vectio, PDA, LK Consulting, and Rachel Hacking Ecology.

Hall & Co Developments commissioned Northern Land Agency to provide a financial viability assessment in support of the planning application.
