Lancaster University floats 270,000 sq ft Innovation Campus

The city council will consider outline plans suggesting that up to five blocks could be built on a 22-acre plot that is already home to the university’s £41m Health Innovation One site.

The Innovation Campus would deliver 270,000 sq ft of floorspace across three plots – 5.9-acre plot A, 5.3-acre plot B, and the 1.4-acre plot C.

Lancaster University would use the space for teaching, workspace, and research purposes.

Early proposals drawn up by architect Sheppard Robson for the five blocks indicate they would not exceed four storeys.

Blocks A1 and A3 would each offer 56,000 sq ft of multi-use floorspace. Block A2, the largest and most central building, would offer 64,500 sq ft of space.

Block B1 would provide 49,500 sq ft of space, and the smallest block, B2, would offer only 4,300 sq ft.

Bailrigg Lane runs across the north of the proposed campus. Sir John Fisher Drive splits the application site, with plot A lying to its south.

To the east of the site is the established Health Innovation One building, which was completed by BAM Construction in 2020, along with a car park and Sir John Fisher Drive.

Directly south is the Lancaster University Sports Centre. Both areas are to the north west of the main Lancaster University Campus.

It is proposed that there would be 384 parking spaces to serve the development.

In a statement the university said: “The proposal aligns with Lancaster City Council’s Local Plan and the university’s net-zero commitment.

“If planning permission is granted, the university would secure the development opportunity for at least the next five years, giving the university time to explore the best options.”

Plans were submitted to Lancaster City Council by the university with the assistance of planner CBRE.

The project team includes Hilson Moran, Orion Heritage, Tyler Grange, Markides Associates, and Proximity.
