Grainger acquires PRS stock
Listed residential landlord Grainger has bought The Tribe, three refurbished high-rise PRS blocks in Ancoats and New Islington, for £26m from Cabot Square Capital.
The three towers, named Chippenham, Saltford and Rodney Court, were refurbished in 2015 by Manchester City Council, Tribe Apartments, and Rowlinson Construction, funded by Cabot and a £7.9m loan from the Homes & Communities Agency.
Grainger expects the investment to generate a gross yield on cost of approaching 7%.
Helen Gordon, chief executive of Grainger, said: “We are pleased today to announce our latest investment in one of our key target locations, Manchester, which delivers 192 high quality rental homes, building on our existing portfolio in and around the area, leveraging off our operational platform and local management office.”
Greater Manchester is a key investment area for Grainger. The fund is backing the £100m Clippers Quay development with Amstone, and recently confirmed it would be forward funding the £80m construction of 375 apartments on Gore Street by UK Land & Property and Sir Robert McAlpine Enterprises.
