Final homes at Salboy’s £120m Castle Irwell go before committee 

Phase three of the redevelopment of the former Salford student campus previously proposed the creation of 237 apartments, before being changed to 104 houses earlier this year. 

Salboy’s sister company Domis Construction has completed the 157-home phase one of the £120m Castle Irwell project, and is nearing completion of the 106-home phase two. 

Phase three would see a 6.7-acre chunk of the wider 36-acre site redeveloped into a mix of two-, three-, and four-bedroom houses. 

The original plan had been for phase three to feature seven apartment blocks, but this was changed after consulting with local stakeholders.

If the application is approved by Salford City Council next week, there would be a total of 367 houses on the Castle Irwell site once the scheme completes – fewer than the 500 homes that have outline planning consent. 

Designed by Calderpeel Architects, Castle Irwell is being developed on the site of the former Manchester Racecourse. The site is bordered by Littleton Road and Cromwell Road and abuts the £10m Second Salford Flood Basin.  

The site was more recently occupied by the University of Salford’s Castle Irwell student village, which closed in 2015.

They just need to get the school and shop built now.

It’s a shame that, considering there’s a massive housing shortage, this scheme delivers 130 fewer homes that originally planned.
