Elliot’s 1,000-bed student blocks next to Royal approved

Developer Elliot Group has been granted planning permission for its £100m redevelopment of Erskine Industrial Estate next to the new Royal Liverpool University Hospital.

The key worker and student accommodation project was designed by Falconer Chester Hall and will reach to 14 storeys at its highest point. The development is split into two buildings, linked by a landscaped area with mature planting. There will be 142 one- and two-bedroom apartments for rent, and 1,007 student rooms.

Elliot Lawless, founder director of Elliot Group, said: “We’ve worked very hard with the city council to craft a scheme that sits well within its spatial context and brings activity and animation to a key gateway site. The launch of Paddington Village and its early success demonstrate there will be additional demand for student homes and key worker accommodation as the Knowledge Quarter grows and our objective is to appeal to the more discerning residents with our focus on high quality amenities and design.”

Alastair Shepherd of architects FCH said: “The development acts as a bridge between the hospital and Islington, with some very attractive landscaping that takes pedestrians through the site. We saw at Liverpool ONE how this sort of enhanced permeability can knit different parts of town together and this project does that very well.”

Lawless said existing tenants of the estate, who are all on short-term, flexible leases, have been contacted to explain the timescales of the development and been offered professional support and other accommodation in to which they can relocate.

Work is expected to start on site in summer 2017. The main contractor has not been named. Zerum represented Elliot on planning advice.

This looks great;

Linking the site to the Knowledge Quarter in a humane way could be the next challenge. The Hall Lane Relief route is great, but the area does feel dominated by the highway network. Hopefully walking and cycling improvements can come on the back of the Islington and Paddington developments to ensure the area is well connected sustainably.

Hear, hear, it is a very busy stretch of road for all road users and when the new developments are fully operational I believe the whole area will need reassessing, exciting times ahead for this whole area of the growing city centre.

Sorting the bottle neck out by ‘the grafton’ would be a start. After that the other roads should follow. Trendy names like; North Central, Northern Gateway Project, North Village etc. Spring to mind.
