Thumbs-up for 126 Eccles social rent homes
Salford City Council has approved plans by CERT Property and ForHousing for affordable flats and townhouses off Albert Street on the site of a former garage.
The Eccles development features 63 one-bed apartments, 48 with two bedrooms, 11 two-bed townhouses, and a pair of three-bed duplexes, all of which will be made available for social rent by ForHousing.
Stephen Oster, head of acquisitions and development at CERT, said: “Securing planning approval for One Albert Street is a significant milestone on this project. We have collectively brought forward a well designed, high-quality scheme that will become a welcoming place to live.
“It’s fantastic to now have approval in place for an important site within Eccles town centre, and we’re looking forward to seeing One Albert Street take shape.”
CERT bought the site from Motus in 2025 and set about reworking previously approved plans for a 25-storey scheme on the site put forward by Silverlane Developments.
At six-storeys, the proposal put forward by CERT is significantly shorter than Silverlane’s vision for the site and other surrounding buildings like the 17-storey Sentinel House and the two City Approach office buildings, which rise to 11 and nine storeys.
Architectural Emporium is leading on design of CERT’s scheme and Euan Kellie Property Solutions is advising on planning. CW Studio designed the landscaping. CBRE has conducted a viability appraisal. GK Construction is lined up to build the scheme.

Elsewhere in Eccles, regeneration plans are moving forward. Salford City Council has acquired the town’s shopping centre and knocked down a chunk of it to pave the way for 1,300 homes, a project being led by Muse.
