Developers on alert to call for Anglesey sites

The local authority has invited landowners and developers to pitch suitable sites for housing, employment, recreational, and community use across the island.

Submissions will help shape its refreshed local development plan, which will guide the island’s growth through to 2039.

Submissions concerning land that has environmental or cultural value and should be protected are also being considered.

Evidence needs to be submitted by site proposers to enable the LDP to assess whether the site is in a sustainable location, capable of being delivered, and that the site is viable.

“The call for sites is a valuable opportunity for landowners and developers to put forward land they feel has development potential, whether for housing, employment, or community uses,” said Sioned Edwards, managing director at Cadnant Planning, one of the consultants offering support to applicants.

She added: “The council has extended the consultation period, which gives people more time to come forward and explore their options.”

Edwards noted that she expects the larger, more accessible, and sustainable settlements such as Holyhead, Llangefni, and Amlwch to be the main focus for the county council.

In addition, greenfield sites could be considered if they are well located.

Those interested have until August 4, due to a six-week extension, to submit their sites using Anglesey County Council’s submission form on its website, which can be viewed here.

Please do not ruin our beautiful island, it’s for everyone to enjoy especially those who live here.

‘Environmental & cultural sites can be included’?. Typical of IOACC.

Developers love to destroy more than they love to develop so I expect there’ll be hundreds of applications.

More houses means more people living on the Island will there be enough jobs to go round.?

By Steve Mc

The island is over developed. Getting a dentist or doctors appointment is a nightmare. Jobs are mostly low paid and part time. Unemployment is high. Also anti social behaviour is on the rise.

I can envisage more than a few Plaid Cymru supporters who have recently purchased land, to be at the forefront offering to get it turned from agriculture land to building land.
May I suggest that any land that has been owned for less than four years should be excluded from being considered. This would then prevent “ in the the know owners” from using their positions from benefiting from this decision.
I remember a good few years ago that some Anglesey Councillors purchased lots of terraced properties in Llanerchemedd and other places the suddenly benefited when Anglesey was awarded millions of pounds in European grants to improve exactly the same properties. Very lucky.

Excellent idea. Planning applications are taking too long ie Caernarfon area…13 months for a repeat application for industrial units. Ynys Mon do not have a good name with applicants. No formal complaints J am sure but why complain if it er, slows things down or more spend ?

With council tax at 300% and land transaction tax increased, good luck to those trying to sell them !

The old Shell.site been for sale for years . Great op to build houses, shops and schools.

Shell Site could be used for houses both private and social its a no brainer as nobody wants to buy it for commercial or industrial developement.

Due diligence? Is this still a thing? reputable builders only with some form of pedigree will hopefully be successful.

Anglesey needs the third bridge completed, before anything, Anglesey council should push for this first, anywhere else in the Uk would make the bridge happen no questions asked. The people on Anglesey are fed up of false promises, with nothing happening and the traffic chaos at Britannia Bridge!!!!!!!
They have all ready wasted millions on the stupidity of the speed limit signage, money would have been better spent on the access to the island?????
