Derwent Group secures permission for 83,000 sq ft Knowsley industrial

Work is anticipated to start later this year to create the facility on the site of a former biscuit factory at Huyton Trade Park off Wilson Road.

Designed by RGP, the scheme will see the demolition of the two existing buildings on the five-acre site to make way for two new industrial buildings totalling 83,000 sq ft.

There will be 24 individual units spread across the two blocks, ranging from 1,200 sq ft to 7,500 sq ft.

The larger building will contain 15 individual units, while the smaller building will contain nine.

Visitors will be provided with a total of 177 parking bays, as well as 22 cycle and eight motorcycle spaces.

Andy McCormack, senior asset manager at the Derwent Group, said: “This is a scheme of major significance for the area.

“It will create an economic boost of circa £5.8 million per annum and we are pleased to have secured planning in such a timely manner”, he continued.

“We recognised that there is a real gap in this regional market for modern industrial space and the scheme will address this deficit, providing a much-needed solution for local and national occupiers looking to move into the area.”

Plans were submitted for the creation of the industrial units on the 4.5-acre plot in February.

Currently vacant, the biscuit factory on site was closed down in 1983.

Aylward Town Planning is the scheme’s planning consultant. The project team also includes transport consultant Systra, landscape architect Ascerta, and noise consultant E3P.

Part of the Albert Gubay Charitable Foundation, the Derwent Group operates a portfolio featuring three million sq ft of office, industrial, retail, and leisure space.

Other industrial offerings include Mill Lane Trade Park in Liverpool, which opened in 2017.
