Cube becomes available as owner departs

The region’s supply-starved industrial market has been boosted by the availability of a 151,000 sq ft warehouse in Preston Brook, following the decision by pneumatics and filtration manufacturer Parker Hannifin to move its manufacturing overseas.

Parker Hannifin owns the building and is looking to either sell or let the space. The Cube, which sits a mile from junction 11 of the M56 on the Whitehouse Industrial Estate, is a purpose built, high bay distribution facility constructed in the late 1990s. The building is arranged across two interconnecting separate bays, the highest of which incorporates 28m eaves, on a site providing 360-degree circulation and 50m deep yards.

Cushman & Wakefield has been appointed as sole agent. Senior surveyor Sam Royle said: “This is a rare opportunity to secure a high specification facility in a strategic location. One of the key selling points of the building is the eaves height, we believe it to be the loftiest distribution facility available in the North of England at present.”

Before selling the site to Parker Hannifin in 2013, Wincanton Logistics occupied The Cube, Royle said, utilising the building to its maximum cubic capacity with over 32,000 pallet positions.

Since acquiring the site, the vendor has invested £3m, refurbishing the office space and increasing the number of loading bays.

Royle added: “We are already witnessing strong demand from the distribution and logistics sector and there is also appetite from the investor market which has responded well to the initial marketing campaign.”
