Chancerygate sells four in Chorley

The industrial developer has pre-sold four of the 13 units at its 54,000 sq ft Eaton Point light industrial scheme at Buchskaw Village, accounting for 13,000 sq ft.

Chancerygate added that a further five units are under offer at the speculatively built scheme ahead of its completion, scheduled for July.

Electrical wholesale distributor Eyre & Elliston is to relocate to a 3,300 sq ft unit at Eaton Point, while plumbing and heating firm Walker Adamson has taken two adjacent units totalling 6,600 sq ft. A local private investor has acquired a 3,300 sq ft unit.

Eaton Point forms part of the wider Matrix Park development, which is situated a mile from Junction 28 of the M6 and three miles from Junction 8 of the M61 in South Ribble.  Work is due to be completed on site by July of this year with the first occupiers expected to be in situ and operational shortly thereafter.

Steve Walker of Walker Adamson said: “We had been looking for some time but there appears to be a shortage of good quality buildings in the central Lancashire area.

“Chancerygate is providing a good product and they and its team has been straightforward to deal with making the whole process relatively stress-free. We look forward to moving in and getting started.”

Chris Brown, development manager at Chancerygate, said: “To have completed these deals prior to completion is testament to the fact that we have created a product catering to the SME owner occupier market where we knew demand from local occupiers and investors would be strong.

“We also have a further five units under offer therefore by the time construction is completed we expect more than 69% of the scheme to have been sold off-plan with significant interest in the remaining four units. We are hungry for more sites of this nature to further our development pipeline across the UK.”
