Chancerygate, Hines kick off Gemini8 industrial

A joint venture between the two developers has started construction of a 120,000 sq ft scheme located on the final plot of the Warrington business park.

The £19m scheme comprises 18 industrial and warehousing units and is being built by main contractor Caddick Construction. The JV between Chancerygate and Hines won planning approval last November.

Totalling 119,588 sq ft, the units will range from 4,295 sq ft to 16,754 sq ft in size, available on a freehold or leasehold basis. The project is expected to complete next March.

Gemini8 Business Park is adjacent to Junction 8 of the M62 near Warrington and around four miles from the M6. Nearby occupiers include Ikea, Starbucks, Travelodge, Marks & Spencer and Athelis Club & Spa.

Mike Walker, Chancerygate’s development director and head of the company’s Warrington office, said: “Gemini8 provides an optimum location for commercial occupiers as it is ideally placed within the North West’s most prominent business park midway between the major Manchester and Liverpool conurbations.

“It is also the first new build, multi-unit industrial and warehousing development of this type in the Warrington area for more than 10 years so we are very pleased to have started on site.

“We have already had a great deal of interest in the available units, which reflects the strength and resilience of both the industrial and warehousing sector in the North West and the region’s economy.”

The scheme’s “superb location will undoubtedly attract quality tenants to an area that is proving increasingly popular with the region’s logistics market”, added Ian Threadgold, North West managing director of Caddick.

The joint letting agents for Gemini8 are CBRE and Davies Harrison. AEW Architects designed the Chancerygate-Hines scheme and Hourigan Connolly was the planning consultant. Urban Green was the landscape architect, ecologist and arboriculturist.

Chancerygate has around 3m sq ft of industrial space under construction or ready for development across 23 sites across the UK.
